Questions To Ask A Real Estate Agent - Part 5

Talk to several real estate agents before picking the one you want to work with. To help select the a good real estate agent, there are several key issues you should discuss with any agents you are considering including:

What is Your Best Marketing Plan or Strategy for My Needs?

As a seller, you will need to know:

  • Specifically, how will you sell my home?
  • What are the details of the proposed marketing campaign?
  • Will you show me a sample flyer or mailer?
  • Where and how often do you advertise?
  • How do you market online?
  • What price should I list the property at?

Don’t sign with an agent just because he or she suggests the highest asking price. When listing a property for sale, agents and brokers should compare the listed property with similar properties that recently sold, in order to determine a competitive market price for the property.

As a buyer, you will need to know:
  • How will you search for my new home?
  • Will I be competing against other buyers?
  • How do you handle multiple offers?
  • How many homes will I likely see before I find a home I want to buy?
  • Do you present offers yourself?

Questions To Ask A Real Estate Agent - Part 4

The most important thing you can do when buying or selling a home is to choose the right real estate agent to represent you.

Many buyers and homeowner’s are inexperienced when it comes to buying or selling a property. They rely greatly on the “perceived” ability of the real estate agent they are dealing with.

Although the average real estate agent does a good job, many buyers and homeowner’s would be “fair game” for a disloyal, dishonest, or incompetent real estate agent.

To help select the a good agent, there are several key issues a homeowner (or homebuyer) should discuss before using just any realtor.

Real Estate Agent Question:

What does the agent want as a minimum listing period?

Most real estate agents want a minimum 90 days listing term. They will say that they need that amount of time to do justice to the marketing of the property. The agent will have access to statistics on the average number of days the local multiple listing service (MLS) says it takes to sell homes in your area.

Although 90 days is common, some agents will try to lock you in to a six-month listing contract. Such a long listing contract is not usually necessary or desirable unless it includes an unconditional cancellation. You could compromise and agree to the unconditional cancellation clause taking affect after perhaps 90 days.

If the agent insists on a long listing term, because that what is needed to sell the property, you might want to question whether or not you are signing with the right agent. If that is how long it takes the "average" agent to sell a property in your area, do you want to list with an "average" agent, or would you better better off with an agent that can do better than "average." Ask the agent if he or she considers themselves to be "average."

What systems does the realtor have in place that will keep them in constant contact with you during the listing and the transaction?

Ask the agent what his or her fee structure is. Does the agent require a percentage of the sales price, does he/she work for a flat fee, or will the agent be paid by the seller (if you're the buyer)?

Real estate fees are generally negotiable. Typically, real estate agents charge a percentage, from 1% to 4% to represent one side of a transaction: a seller or a buyer. A listing agent may charge, for example, 3.5% for him or herself and another 3.5% for the buyer's agent, for a total of 7%. Real estate is a competitive business so don't be afraid to negotiate. And remember, the lowest price is not always the best value for money.

Remember to negotiate the listing period. You don't have to list for three months or six months. Although you don't want to be changing agents every time the going gets tough, you also don't want to get stuck with a bad agent.

A good and a bad real estate agent have one thing in common – their job is to be a “deal-maker.”

So, you need to be confident in your own mind, that the real estate agent has the ability and skills required to successfully make the deal happen and achieve an outcome that you are happy with.

But, be warned - some real estate agents will perform all sorts of tricks to stitch up a deal. This is fine so long as they are not “stitching up” the buyer or the seller. There’s nothing wrong with enthusiasm to pull a deal together - it is to be applauded. However, a good real estate agent needs to remain professional and ethical at all times throughout the property selling process.

Real Estate Agent Question:

Does the real estate agent have good negotiating skills? Often, negotiations on a price and conditions go back and forth several times before a deal is made. Will the agent look for the quickest or easiest solution, or will he or she strive to get the best deal for you (the client), even if that means putting in extra effort.

Ask if the real estate agent will let you contact the last three or four home buyers/sellers the real estate agent represented.

What will the real estate agent do for you?

The agent you hire should demonstrate what actions he or she will take to help you reach your goals. The important thing is the agent needs to understand what you want from the sale and be able to represent you well to the other parties involved in the transaction.

For this reason a good agent is usually a good listener and a good communicator. That is not to say the realtor should always agree with you. A good agent will be prepared to speak his or her mind and needs to be positive, honest and realistic.

When asking what a real estate agent can do for you, look carefully at answers relating to communication and negotiation skills, personal commitment, and access to resources.

Unfortunately, many homeowner’s are reasonably inexperienced when it comes to buying or selling a property. They rely greatly on the “perceived” ability of the real estate agent they are dealing with. Although the average real estate agent does a good job, many homeowner’s would be “fair game” for a disloyal, dishonest, or incompetent real estate agent.

To help select a good real estate agent, there are several key issues a homeowner (or homebuyer) should discuss before using just any real estate agent.

Here are 3 questions to ask any prospective agent.

Real Estate Agent Question:

How long has the real estate agent been selling homes in the local area?

Local knowledge is always helpful when buying and selling real estate. A good agent will be aware of the good neighborhoods (or streets) to buy in and which to avoid. The agent should be aware of the trends in the local property market and have a good feel for true market values.

It is a good idea to request a Comparative Market Analysis (CMA), which will show the actual market value of similar homes in the area. And remember, just because a real estate agent is new to the industry or to the area, it doesn't necessarily mean the agent will do a bad job. A new agent might have fewer listings than a more established agent and so might have more time to devote to helping you. It really comes down to how committed the agent is to getting you the best possible result.

Real Estate Agent Question:

What professional courses and designations has the agent completed?

The letters after the real estate name may be an indication that he or she has upskilled rather than just being content to just take the courses needed to get and maintain a real estate license.
Designations include: ABR (Accredited Buyer Representative), ABRM (Accredited Buyer Representative Manager), CLHMS (Certified Luxury Home Marketing Specialist, CRP (Certified Relocation Professional), CRS (Certified Residential Specialist), e-PRO (a training program presented entirely online).

Some of these real estate designations require memberships in organizations, with annual fees. Most successful real estate agents devote time (and money) to continuing education. The more the real estate agent knows about the laws and practices affecting your real estate transaction the better. A real estate agent who has upskilled may have the advantage of the latest marketing strategies.

Real Estate Agent Question:

Does the agent work full-time?

It is important to find an agent that will be serious about helping you and have the time available to put in the required effort when needed. That doesn't necessarily mean that the agent needs to work full time, but he or she certainly needs to be available and able to compete the transaction that benefits his/her client. If you are dealing with a new agent seek reassurance that he/she has adequate supervision from an experienced brokerage office manager.

Buying or selling a home is the biggest investment most people will ever make. Using a real estate agent or realtor is often the key to a successful transaction.

However, buying or selling a home can be especially difficult when dealing with an incompetent or disloyal real estate agent. Fortunately, most real estate agents do an excellent or reasonably good a job.

Then, there is that worrying small percentage of real estate agents who are downright incompetent. Almost every industry is inflicted with this type of person, so it is important for homebuyers and home sellers to avoid the bad agents. To help select the a good real estate agent, there are several key issues you should discuss with any real estate agents you are considering.

Here are 3 questions to ask any prospective agent:

Real Estate Agent Question:

How long has the real estate agent been involved in the real estate industry?

This question is not intended to disavantage a new real estate agent, as time spent in the industry is not necessarily the most important factor. However, it may demonstrate the agent's level of experience or field of experience. That's not to say that a new agent wouldn't do a better job - and that's why you need to ask several other questions too.

Real Estate Agent Question:

Can the real estate agent supply testimonials from satisfied clients?

It would be reassuring to be able to contact the last three or four home sellers that the agent represented. Although, it is not always possible to get the names, addresses and phone numbers of the most recent clients, a lot of real estate agents will be able to put you in touch with some former clients. The real estate agent might even include this information in his or her listing presentation.

The important thing is to follow-up on these clients and ask if they were in anyway unhappy with service and would they list their home for sale with the same agent again. If they wouldn't ask why? Listen carefully to the answers and be alert for any hesitation or vague answers.

Real Estate Agent Question:

Does the real estate agent offer any form of guarantee?

The real estate agent might be extremely positive and confident of selling your property, but will he or she offer any form of guarantee? You might want some reassurance on the amount of effort that will be put in, or the amount of advertising, or you may want the opportunity to cancel the listing if you're not happy with the progress.

It is all very well hearing about what the agent plans to do and achieve. But, things don't always go to plan and promises are not always kept. It pays to know in advance, what recourse you have if the real estate agent makes a mistake or fails to deliver on promises. Discuss how your relationship with your agent can be improved or terminated if things don't work out.

Home Owners To Get Foreclosure Tax Relief

October 2007. The United States House of Representatives has approved legislation providing tax relief to home owners facing foreclosure.

Under the bill, any debt forgiven to home owners unable to pay their home mortgage would no longer be treated as taxable income.

The US legislation was passed in response to a subprime mortgage crisis responsible for reducing home values. The subprime mortgage crisis has left a growing number of home owners unable to pay increasing interest charges on their home loans.

Real Estate Bidding War In Buyer's Market

A softening real estate market usually results in a Buyer's Market. If you are in the market to buy it is time to sit back and wait for a bargain.

Depending on how desperate you are to buy, that may or not happen. Just as every buyer has different circumstances so does every seller.

In some cases the sellers will have bought another home. They may have held out for the right price to be paid for their current home.

In other instances sellers may have had offers fall through and they may even under pressure with two homes officially in their name.

Depending on your timing and the circumstances, you may even be the only buyers currently in the local marketplace that is ready, willing and in a position to buy the particular home you are looking at.

It is cases like that where you (as the buyer) need to be very careful. You don't want to get into a bidding war situation.

Although bidding wars are not so common in a buyer's market, they still can and do happen.
Even in a buyer's market, if you have seen the home you want to buy don't procrastinate too long. Another buyer may have seen the house yesterday and have a legal expert drawing up an offer with their Realtor® at this very moment.

If you've seen a home that seems to be priced appropriately for the current market and you have gone through all the steps to be pre-qualified, don't wait!

The longer you delay the more likelihood you could end up in a bidding war situation. That is not to say you shouldn't thoroughly do your due diligence - you should!

If you have seen the home you want to buy ask yourself:

"Can you see yourself and your family being happy in this home?"

"Does the home fit most of your criteria for the price you can afford?"

"Will you be disappointed if you lose this home to another buyer?"

Default Rate In US Mortgages Stabilzing

The default rate on U.S. mortgages is stabilizing according to U.S. Housing and Urban Development Assistant Secretary Darlene Williams. While speaking from a forum in Singapore the Housing and Urban Development Assistant Secretary said she didn't expect the recent cut in U.S. interest rates to significantly affect the number of defaults.

Darlene Williams added, the U.S. Federal Reserve's bigger-than-expected half-point cut of its key rate last week signaled that authorities were taking action to support the economy.

Many banks and investors have concerns about getting repaid because of the surge in defaults on mortgage loans. Subprime loans made to borrowers with poor credit are a major concern affecting sections of the credit market.

The Basics Of How An Interest Only Loan Works

Interest only loan works like this:

You arrange an interest only loan for X amount of dollars.

Then every month you pay the interest you accumulated on that loan, but not the principal.

That's the important thing to understand, so I repeat it.

You are NOT paying any part of the principal.

If you keep doing this, in 10 years, you will have exactly the same amount on your loan.

There are advantages and disadvantage in taking out an interest only loan.

If the price of your house goes up, you are okay.

If the price of your house goes DOWN, you will owe more money than your house is worth. It is called "UP SIDE DOWN."

So, to get rid of your house, you have to pay money to make up that difference.

Compare that to a conventional loan where you pay the interest plus principal. Your principal slowly goes down over time.

At the maturity of your loan, you have your house paid off. Meaning it is now YOURS.

With interest only loan, this will never happen, unless you pay more than what is required.

When selling FSBO be prepared for the oldest trick in the book

When selling your own home FSBO, some agents will phone telling you they have a buyer. Don’t slam down the phone too quickly, because they might be telling the truth.

The real estate agent might genuinely have a buyer for your FSBO house. What they usually mean is that they have buyers who are looking to buy a house in your area. Not necessarily your house, but “a” house in your area. There is a big difference!

They may even ask, “Is it alright if I bring someone around to have a look?”

Again that doesn’t necessarily mean that they have a buyer for your home. Remember, they are in the business of showing people through houses.

Most real estate agents will just be fishing for a listing. They just want to get their foot in the door so they can pitch for your commission.

If you do want to sell your house yourself FSBO, then just tell the truth.

If the agent persists then suggest they post you some information. They probably won’t bother.

Negotiate Real Estate Deals By Understanding How The Mind Works

When negotiating real estate deals it pays to have some understanding of how the mind works.

The conscious mind is logical, rational and judgmental. It plays an important role by deciding what it is you want. It is in charge. The conscious mind is the decision maker telling the subconscious mind what to do.

The subconscious mind on the other hand is intuitive, creative, non-judgmental, emotional and totally gullible. However, the subconscious mind has enormous power and can turn beliefs into reality.

The key is to decide what you want and program your subconscious mind to move in that direction. It believes what the conscious mind tells it and will make things happen.

Your subconscious mind when clearly focused with a definite sense of purpose will work tirelessly for you. It is just like a computer – it first needs to be programed and told what to do.

If you tell your subconscious mind there are great real estate opportunities out there...or, you’re going to sell your house...it won’t argue... it will just prove it to you.

If you tell your subconscious mind that life is hopeless... it's the wrong time to invest in the real estate market... or, you’re not going to sell your house...your subconscious mind won’t argue.

Again it will just set out to prove you’re right.

Life is a self-fulfilling prophecy – you don’t always get what you want, but you generally get what you expect. Therefore, being successful begins by focusing your thinking on what you really want in life.

Your subconscious mind, when given an expectation and goal to pursue, can literally give you whatever you desire.

When you really, really believe, your mind will find the ways to achieve.

Usually people don’t get what they want because they don’t know exactly what it is they really want. Sometimes they don’t want it badly enough or they don’t expect it to happen. They hope it will happen, but really don’t believe that it will happen. That is why many fail to reach their goals in real estate.

Most people rely on present and past reality to determine what they expect will happen in the future. They allow present and past circumstances to dictate what they believe their future circumstances to be.

Try setting aside your past and present circumstances. Ignore your past accomplishments. Instead look at what it is you really desire without regard to past or present situations.

If you believe that it is possible and create the conviction that it will happen, then you can program your subconscious mind to turn your desire into a future reality.

It may take time - but it will happen if you believe it will.

Buyer Snaps Up Property From Seller Under Pressure

I think I mentioned in an earlier blog that when buying a home "it takes two to tango." Successful real estate deals usually require a motivated buyer and a motivated seller. Take either the buyer or seller out of the equation and pulling a deal together gets a whole lot more difficult.

To be a motivated seller the vendor is usually under some form of pressure be it time, financial or emotional. The degrees of pressure do vary from slight pressure to sell through to extremely urgent pressure to sell. If the buyer is able to accurately determine the type of pressure and level of pressure this can put the vendor at a disadvantage in terms of getting the best price or terms for the property sale.

Sometimes it is as simple as seller having already set his/her heart on buying a property they have seen elsewhere. The seller may have even put an offer on the other property with a settlement date already decided. The seller might be relocating to a new town to take up a new job. If this is the case, then he or she might need to start work on a particular date or miss out on the job.

Either way, the seller will be under some pressure to sell the property by a certain date or have to face the prospect of taking on two mortgage payments at the same time. The seller might not be in a financial position to do this or may not want to take on the extra financial commitment.

Having two mortgages or temporary finance can be hugely expensive and can deplete a bank account relatively quickly. The seller will often reluctantly come to the conclusion that he or she is better to accept a lower offer to avoid over extending themselves financially. An offer with few if any conditions attached is strong bargaining point for buyers in this type of situation.

Emotion situations or family changes can also help motivate a vendor to sell quickly and at a realistic (or bargain) price. There could be a family crises such as a death in the family, divorce, illness or any one of many personal reasons that could force a quick sale.

The main thing from the buyers point of view is to understand that a crisis can, but does not alway, result in the vendor being motived to sell. Although the facts may be true, the vendor might not be prepared accept a quick sale at a discounted price. Beware of real estate ads that say things like "Deceased Estate", "Vendor Says SELL!", "Vendor Moving Abroad!". Just because there has been a death in the family or that someone is relocating overseas does not automatically mean that the vendor is motivated to sell, or that they are under any financial or time pressure. The ad headline might just be an attention grabber designed to generate phone calls and leads rather than sell the home.

However, there are times when a vendor is prepared to genuinely accept a big drop in the selling price to secure a quick sale. The listing agent will seek permission from the seller and will post this information along with the listing in a Multiple Listing Service. The listing agent may also inform other agents of the situation. When the seller's intentions become 'common knowledge' to Realtors, the agent will know when a seller is truly motivated to sell quickly as opposed to 'hype' designed to elicit interest in a property.

In a situation where the agent may be acting as an agent for the seller, or as a "dual agent," representing both the buyer and the seller, they cannot legally provide the buyer with information that would give the buyer an advantage over the seller.

So, if you are looking to buy a property it always pays to find out something about the seller's circumstances. Find out why the vendor is selling and how urgent the sale needs to be. If you are able to help the seller by putting in a cash unconditional offer with a quick settlement time frame, then you could be in a strong position to get a excellent deal.

What Is A Reverse Mortgage And How Does It Work?

A reverse mortgage is for anyone who is over 62 and has equity in their home. A reverse mortgage is for seniors who need additional income. In some cases a reverse mortgage is taken out by grandparent who wants to help a child or grandchild buy a home, go to school, or any number of other reasons a very few reasons.

The main drawback of a reverse mortgage

One negative thing about a reverse mortgage is the initial cost that is rolled into the loan. It depends where you live, but you will not be able to have access to the total value of your home. How is the reverse mortgage money paid out?

If you currently have a mortgage then it either has to be paid off prior, or the reverse mortgage will pay it off.

When taking out a reverse mortgage you have choices of how to receive the available money: a fixed monthly amount, a fixed lump sum payment, or an open check book to the amount allowed. The older you are the more you can use. If it is FHA insured and you still keep the ownership of your house.

Repayments?

If you do a reverse mortgage and use the money you do not have to pay it back unless you move out of the house for a period longer than one year.

Watch the market when investing in real estate

In A 'Strong' Market

If the housing market is 'strong' you stand a better chance of selling a property for the price you want. But remember, if you sell in a 'strong' market, chances are, you will be buying in the same 'strong' market. That means you may have to respond quickly to offers and compete aggressively with other buyers.

In A 'Weak' Market

If the property market is 'weak' your home may take longer to sell and the price may not meet your expectations. To get a decent price you may have to spend money to make improvements to your property. You might also need to offer incentives to compete with other properties on the market. Remember though, you may also be buying in a 'weak' market, so could potentially pick up a bargain. Take advantage of the cyclical nature of the real estate market and stay put (if you can) until the real estate market improves.

Think about selling when you are buying.

There is an old saying in real estate, "when buying a property... always begin with the end in mind." This is true because, eventually, every property gets resold. So, before buying your next home, it is important to consider its likely value, if you to try and resell the property either now or in the future.

What seems like a bargain when you buy, might become a nightmare when you come to sell the property.

Selling your home in a buoyant real estate market should be relatively easy, regardless of its location or condition, as long as you hire a competent real estate agent and price the property correctly.

But, selling your home in a tight real estate market is a whole different ball game. Buyers become more selective. Know what is a 'bad' location.

Perhaps the word 'bad' is a little harsh. We are really talking about negative factors that could affect the sale-ability or price of a property.

You've probably heard the saying "buy the worst house in the best street, not the best house in the worst street." This is very true if you want your property to increase in value over time.

Remember: You can change everything about a property except its location.

Buying a home in a bad location can be fraught with problems when you come to resell. A less desirable location usually results in a lower selling price.

Here are some examples of locations that can affect resale:

· Located on a main feeder street

· Near night life activities

· Under an airport flight path

· Close to a freeway, expressway or railroad

· In a rundown block or neighborhood

· Next to a school yard playground· In or near a gang territory

· In a town or city affected by the closing of a major employer

· Near factories, farms and processing plants (smells can be a problem)

· Below the road, damp, shady, cold properties

Know what increases the value of a property.

The value of a home is affected by recent sales of the similar neighbouring homes in the market. Ideally, an appraiser will compare sales of properties of the same size, age, condition, room count, in the same area and with similar amenities. Finding a perfect comparison rarely happens, so adjustments have to be made, based on what the market will pay a higher price for.

Additional features and benefits can increase the value of a particular property. Things like: extra square footage, if its well maintained inside and out, bedroom number, heating system, air conditioning, parking facilities, decor, swimming pool, views, sun, access, lot size, location and so on.

But, what happens outside the property boundary can also dramatically influence the value of the home you are buying.
